What an overwater
bungalow costs.

Most resorts don't publish a nightly rate. What exists: the tourist board's range, the statistics institute's averages, a handful of hotel rates, and the fees nobody puts in the headline.

Stay · Overwater · Cost

There is no list price for an overwater bungalow in French Polynesia. Most resorts quote only through their booking engines, and the same room moves with the dates, the length of stay and whichever offer is running. What can be pinned down is narrower: the tourist board's range, the statistics institute's average room rates by island, a handful of rates hotels do display, and the taxes and fees that rarely appear in the first number you see. This page collects them, dated, for October 2026.

01 · The short answer

From about 90,000
to far past 200,000.

On Bora Bora, the tourist board's range for an overwater bungalow is about 50,000 XPF (≈ US$490, approximate) to more than 200,000 XPF (≈ US$1,960) a night1. The island's international hotels averaged about 119,000 XPF (≈ US$1,167) per room sold, before tax, over 2025, and about 145,000 XPF (≈ US$1,422) in July 2026 — across every room type, garden rooms included23.

The overwater rates we could actually see on hotel sites in October 2026 ran from 90,022 XPF (≈ US$883) with VAT for a November night at Tahiti Lagoon Resort to 738,024 XPF (≈ US$7,236) before tax for the Four Seasons' Otemanu suite with plunge pool on a February 2027 night45. The entry overwater rooms at the Conrad and the Four Seasons displayed between about 217,000 and 233,000 XPF56; Moorea, Taha'a and Tikehau sat lower.

Then add what the headline leaves out: taxes and service where they aren't included (up to about 18% on top), the resort boat (up to 18,000 XPF, ≈ US$176, return per adult), the city tax (about 200 XPF a person a night in 2026, rising sharply in some communes from 2027), and meals at resort prices78910.

The averages,
and where overwater sits.

Bora Bora
International hotels averaged about 119,000 XPF (≈ US$1,167) per room sold before tax in 2025, the highest in the country; about 137,000 in July–September 2025, 119,000 in October–December, and about 145,000 (≈ US$1,422) in July 2026218193. Taha'a and the other Leewards
International hotels outside Bora Bora averaged about 60,800 XPF (≈ US$596) in 2025, down 27% on 20242. Le Taha'a's overwater suites displayed from US$1,481 with taxes17.A few hotels, so the average swings
Tikehau and Rangiroa
International hotels in the Tuamotu-Gambier averaged about 74,300 XPF (≈ US$728) in 2025 — but about 112,000 in July–September and 57,000 in October–December, a small sample that swings by quarter21819. Le Tikehau from US$1,300 with taxes15.Read the averages loosely
Tahiti

Luxury hotels, territory-wide
ISPF's four- and five-star class averaged about 95,000 XPF (≈ US$931) in 2025 and about 117,400 (≈ US$1,151) in July 202623.The class most overwater rooms belong to

04 · The overwater premium

Over the water
against beside it.

How much more does the room over the water cost than the one on land at the same resort? Hotels rarely show both at once. One that did: for the night of 19 October 2026, the Conrad Bora Bora Nui's booking page showed its King Lagoon View Suite — 101 m², not over the water — from 190,523 XPF (≈ US$1,868, approximate) and its King Overwater Pool Villa from 232,418 XPF (≈ US$2,279), both with service and before tax6. That is about 22% more for the overwater villa — our arithmetic, for one date.

Le Taha'a shows the same thing more starkly. On 19 October 2026 Relais & Châteaux displayed its Pool Beach Villa — 180 m², with a private pool — from US$1,316 a night, taxes included, and its cheapest overwater suite, 90 m², from US$1,481 (≈ 134,000 and 151,000 XPF, approximate)17. Over the water costs about 13% more there for half the floor area and no pool: the premium buys the position, not the room.

Applied to a five-night stay at those rates, all five nights overwater come to about 1,162,000 XPF; three overwater and two on land, about 1,078,000 XPF — a saving of roughly 84,000 XPF (≈ US$821) before tax, with the overwater nights kept. At resorts where the cheapest rooms are garden rooms rather than suites, the gap is likely wider, but they don't publish both rates to show it.

The other lever is the island. Moorea's international hotels averaged about 58,300 XPF a room in 2025 against Bora Bora's 119,0002; an overwater room on Moorea and a beach room on Bora Bora is often cheaper than the reverse, and both nights still face a lagoon.

Agency packages
The tourist board's Bora Bora pages list agency packages with flights, such as nine nights of Bora Bora overwater, Moorea and Tahiti from US$4,799 per person (≈ 490,000 XPF, approximate), as displayed in October 202620. 08 · When it's cheaper

Season, length,
offers.

Demand peaks in July — 30,990 tourists arrived in July 2025, the year's busiest month44 — and room prices follow it. On Bora Bora, the international hotels' average room revenue was about 137,000 XPF in July–September 2025 and about 119,000 in October–December, a gap of roughly 13%1819. Hotels price their offers around the same calendar: Le Taha'a's 15% advance-booking offer runs for stays from 1 May to 30 November and from 21 December to 3 January45, and Pearl Resorts' early-bird discounts at Le Bora Bora and Le Tikehau are 15% in high season and 20% in low2728.

Length of stay counts too. The Four Seasons offers a fourth night free on stays of four nights or more, for dates from 17 October 2026 to 31 August 202846; Le Maitai's half board is free from three nights30. Combining two Pearl resorts takes 25% off under their 'Islands Dream' offers2728.

The wet months are cheaper for a reason: Bora Bora's airport records about 245 mm of rain in January and 251 mm in December, against about 62 mm in July47, and the cyclone season runs from November to April48. May, June and September are the compromise; the tourist board also points to April and November as a balance49.

09 · How to pay less

Six ways
to cut the bill.

  1. 01

    Split the stay

Two or three nights overwater and the rest in a beach or garden room at the same resort. You keep the lagoon, the breakfast canoe and the photos; the nightly gap between categories is usually the largest saving available.

  2. 02

Sleep over the water somewhere cheaper

Moorea's international hotels averaged about half Bora Bora's room rate in 2025, and Tahiti's about a quarter2. An overwater night on Moorea or Tahiti, and a beach room on Bora Bora, is a legitimate trade.

  3. 03

    Go in the shoulder

May, June and September give dry-season weather outside the July peak4750.

  4. 04

    Stay longer, book earlier

Fourth-night-free and 90-day early-booking offers exist at the top end4627; read the cancellation terms, which are often non-refundable.

  5. 05

    Let the board work

Where a resort includes breakfast or half board, it removes the single largest daily extra on a motu, where every meal is otherwise at resort prices3830.

  6. 06

    Compare totals

Add taxes, service, city tax, transfers and any destination fee before comparing two resorts. A cheaper headline rate with an 18,000 XPF transfer and a nightly fee can cost more than an inclusive one822.

10 · Questions

Questions.

  1. 01

How much is an overwater bungalow in Bora Bora per night?

The tourist board puts it at about 50,000 XPF (≈ US$490, approximate) to more than 200,000 XPF (≈ US$1,960) in 20261. Rates displayed in October 2026 ran from 122,999 XPF for two at Le Maitai (rack) and 216,876 XPF for the Four Seasons' cheapest overwater suite (February 2027, fees included) to 738,024 XPF for its Otemanu suite with pool, tax extra125.

  2. 02

What is the cheapest overwater bungalow in French Polynesia?

Of the rates hotels displayed in October 2026, Tahiti Lagoon Resort's: from 90,022 XPF (≈ US$883) with VAT for a November night4. On Bora Bora, Le Maitai near Matira is the only overwater option with a published rate12.

  3. 03

How much is an overwater bungalow on Moorea?

The Hilton Moorea displayed its entry King Overwater Bungalow from 147,486 XPF (≈ US$1,446, approximate) for a night in October 2026; the Sofitel and Manava publish no nightly rates16. Moorea's international hotels averaged about 58,300 XPF a room over 2025, all categories2.

  4. 04

Is the tourist tax going up?

Yes, in some communes, from 1 January 2027: a 2025 law lets each commune set new rates37. Punaauia, on Tahiti, will charge 1,500 XPF (≈ US$15) per person per night in five-star hotels and 1,000 XPF in four-star10; Manava says Moorea's will be 1,000 XPF per adult29. Check your hotel's commune when booking for 2027.

  5. 05

Are taxes included in the price?

Sometimes. Pearl Resorts' rates include 5% VAT, a 4.9% levy and 5% service, but not the 200 XPF city tax; the Four Seasons' and the Conrad's displayed rates include their fees but not taxes; the InterContinental Tahiti adds 17.595%32567.

  6. 06

Is the price per person or per room?

Per room, usually for two. Extra adults cost more, and most overwater rooms take three at most3812.

  7. 07

    Is breakfast included?

At the Four Seasons, yes38; in Le Bora Bora's published offers, yes27; elsewhere it depends on the rate you book.

  8. 08

    When are overwater bungalows cheapest?

In the low-demand months — January, February and November — which are also wet5047. The shoulder months of May, June and September balance price and weather.

  9. 09

Is an overwater bungalow worth the money?

For two or three nights, usually; for a whole trip, rarely. See overwater bungalows explained for when the beach room is the better buy, and the ranking for which rooms earn the premium.
