Bora Bora's overwater
rooms, ranked.
Seven properties sell rooms over the Bora Bora lagoon in 2026. They differ less in luxury than in what the room faces, what lies under it and what the boat costs.
Otemanu over the Bora Bora lagoon
This page ranks the rooms over the water, not the resorts around them; for spas, restaurants and beaches, see the best Bora Bora resorts. Seven properties have overwater rooms in 2026: five on the motu and two on the main island at Matira. The InterContinental Thalasso, long one of the names on this list, closed on 1 June 2026 and is due back as Regent Bora Bora in late 20271.
01 · How we ranked
Five tests,
one room each.
For each property we picked the overwater category most people should book, then judged it on five things, roughly in this order of weight. The view: does the category face Otemanu, and is that guaranteed by its name? The water: what the hotel says lies beneath and around it, and whether you can climb down a ladder into something worth snorkeling. Space and privacy: floor area, deck, and position on the pontoon. A private pool: whether it comes with the room or only with the dearest one. Price and extras: published rates where they exist, and what the transfer, breakfast and fees add.
Everything below comes from the hotels' own room pages, fact sheets and press releases, checked in October 2026, plus the statistics institute and the tourist board for prices. Where a resort doesn't publish something — a rate, a count, a fee — we say so rather than estimate.
Most of these resorts don't publish nightly rates outside their booking engines, so price weighs less here than it should. For the money side, see what an overwater bungalow costs.

The St. Regis Bora Bora: Overwater Deluxe Otemanu villa
On Motu Ome'e, facing Otemanu across the lagoon2. The St. Regis has the biggest standard overwater villas on the island: the entry categories are 144 m² (1,549 sq ft), and the Overwater Premier Otemanu is 177 m² with a whirlpool on the deck3. Glass viewing panels are cut into the floors, and the resort's private Lagoonarium, a protected snorkeling area with coral, is reached from several pontoons2 — the nearest thing on Bora Bora to a house reef off your own walkway. Book the Deluxe Otemanu rather than the Superior or plain Deluxe if the mountain matters: the name is the guarantee3. The catch: private pools come only with the Royal villas, 260–321 m² with 24 m² pools34. The shared airport boat is extra — the hotel's page lists 8,600 XPF (≈ US$84, approximate) one way or 17,200 XPF return for the 20-minute shared boat, without saying whether that is per person2. No published rate.
- 02
Four Seasons Resort Bora Bora: Otemanu Overwater Bungalow Suite with Plunge Pool
On Motu Tehotu, looking across at Otemanu and Pahia56. 108 of its 115 units are overwater; 27 of them are suites with private, heated, infinity-edge plunge pools of 3.4 × 2.4 m, decks of 23–37 m² and ladders into the lagoon67. The Otemanu suite, 147 m² (1,576 sq ft), faces the mountain and is the one to want8. Without a pool, the Mountain-View and Premier Mountain-View suites, 100 m² (1,080 sq ft), are the cheaper route to the same view; the beach-view and lagoon-view suites face elsewhere6. Breakfast is included; the return airport boat, about 15 minutes, comes inside a compulsory 10% resort fee, with a 5% service charge on top6910. A marine biologist leads snorkels in the resort's lagoon sanctuary11. The catch: no glass floors are mentioned for the rooms, and from 4 January to 24 February 2027 the main pool, the beach bar and Tere Nui close for works, with a temporary beach club instead10.
- 03
Conrad Bora Bora Nui: Otemanu View Pool Overwater Villa
At the south-west end of Motu To'opua12, reopened on 1 May 2026 after a renovation closure planned from 19 January1314. Most overwater categories come with a private infinity pool: the King Overwater Pool Villa is 121 m² (1,302 sq ft) with catamaran nets and lagoon access; the Otemanu View Pool Villa adds the mountain; the Sunset View Pool Villas sit apart off a double jetty15. The three-bedroom Presidential villas are two-storey, 300 m²15. The hotel invites guests to swim or snorkel straight from the terrace15. The catch: the hotel still flags works in select areas16; the resort says every villa has a private pool, but the plain King Overwater Villa (116 m²) doesn't mention one — ask15; and the shared airport transfer, 25 minutes, is 18,000 XPF (≈ US$176, approximate) return per adult12. The hotel's booking page showed a King Overwater Pool Villa from 232,418 XPF (≈ US$2,279, approximate) for the night of 19 October 2026, service included, tax extra15.
- 04
Le Bora Bora by Pearl Resorts: Pool Overwater Villa
On Motu Tevairoa, on the west side of the lagoon, ten minutes by boat from the airport and fifteen from Vaitape17 — the shortest hop to the village of any motu resort. The overwater bungalows are 851 sq ft (≈ 79 m²), with opening glass panels at the foot of the bed and by the bath, an overwater hammock and direct lagoon access; the Otemanu Overwater Bungalow is the category with the mountain18. The Pool Overwater Villa, 1,003 sq ft (≈ 93 m²), sits at the end of a pontoon facing Otemanu, with a plunge pool and a glass-bottomed bed19; the End of Pontoon Overwater Suite with Pool is 170 m² for up to four adults20. Rates on the hotel's site include VAT and service; the city tax of 200 XPF (≈ US$2, approximate) per person per night is extra, and every published offer includes breakfast for two2122. The catch: the standard bungalows have no pool, and neither the overwater count nor a rate is published.
- 05
The Westin Bora Bora: Premium Otemanu Overwater with pool
The former Le Méridien, reopened as a Westin in September 2024 with 128 overwater bungalows and 14 beach bungalows — the most overwater rooms on the island2324. Sixty-two of its overwater bungalows and villas have saltwater plunge pools25. Rooms are sold by view — lagoon, island or Otemanu — and the resort's bar faces the sunset behind Mount Otemanu, which tells you which way the Otemanu rooms look2524. The catch: size. Marriott lists every non-pool overwater category at 41 m² (441 sq ft), the Lagoon and Premium Otemanu pool categories at 57 m² and the Royal pool villas at 76–111 m²25 — the entry room is under a third of the St. Regis's. A compulsory destination fee of 11,550 XPF (≈ US$113, approximate) per room per night covers the return airport transfer, daily transport to the resort's base on the main island and a bottle of Champagne, among other extras24. No published rate.
- 06
InterContinental Bora Bora Le Moana: overwater bungalow on Matira Point
The other InterContinental, and not the one that closed: Le Moana sits on Matira Point on the main island, by the island's public beach26. IHG describes 57 units of junior-suite size, 63 m², split between beach bungalows and overwater bungalows with beach or lagoon views27. It is the overwater room for people who want to walk to Matira, the snack bars and the restaurants on the point, and to take a taxi rather than a boat to the rest of the island. The catch: IHG doesn't publish the overwater count, and lists no airport shuttle — ask how you get from the Vaitape quay and what it costs27. Dinner is compulsory on 24 and 31 December 202627. No published rate.
- 07
Le Maitai Polynesia Bora Bora: Premium Overwater Bungalow
The overwater rooms with a published price. This hotel near Matira has 13 overwater bungalows and 7 Premium ones, whose wooden decks are twice the size; each has a glass coffee table over the water and direct access to the lagoon from the balcony2829. The rack rate for two shown for late October 2026 was 122,999 XPF (≈ US$1,206, approximate) a night, and 155,650 XPF (≈ US$1,526) for a Premium2829. Until 31 March 2027 the hotel offers free half board for stays of three nights or more in its overwater and beach bungalows30 — the offer, not the rack rate, is the reason to book it. The catch: the rooms are about 30 m² with an 8 m² terrace (15 m² for Premium), according to the hotel's 2025 fact sheet, which also gives a different count, 18 overwater units31. No pool, no glass floor, and the canoe breakfast costs extra30.

at each.
Four Seasons. The decision is Otemanu or not. The Mountain-View and Premier Mountain-View suites face it without a pool; the Otemanu suite faces it with one, and is the largest one-bedroom at 147 m²68. Breakfast is included either way, and the 10% resort fee covers the boat610. On its booking engine for 15 February 2027 the Mountain-View suite started at 216,876 XPF (≈ US$2,126, approximate) and the Premier Mountain-View at 238,870 XPF, below the Lagoon-View at 266,168 — the mountain is not always the dearest view — while the Otemanu suite with pool was 738,024 XPF, fees included, tax extra10.
St. Regis. Skip the Superior unless the price gap is large: the Deluxe Otemanu has the same 144 m² and the named view, and the Premier Otemanu adds 33 m² and a whirlpool3. The Royal villas are the pool rooms, at more than twice the floor area3.
Conrad. Book a category with 'Pool' in its name: they start at 121 m², against 116 for the plain King Overwater Villa, and that is where the Otemanu and sunset choices live15. Its booking page showed the King Overwater Pool Villa from 232,418 XPF (≈ US$2,279, approximate) for one October 2026 night before tax15.
Le Bora Bora. The Otemanu Overwater Bungalow is the value pick, with the mountain and the glass panels at the standard size; the Pool Overwater Villa is the one at the end of the pontoon1819.
Westin. Because the base bungalows are small, the Lagoon or Premium Otemanu Overwater with pool (57 m²) or the one-bedroom Royal (76 m²) are the categories that compete with the others here25. Budget for the destination fee on every night24.
Le Maitai. The Premium, for a deck twice the size of the standard one29. Book it with the half-board offer30.

06 · Before you book
Five questions
for the reservation desk.
Which pontoon, and how far out? End units buy privacy and open water; units near the beach often sit over shallow sand, which is pretty but not much to snorkel. Ask for the position, not just the category.
Is there a ladder, and what's under it at low tide? Most of these hotels list ladders or direct lagoon access for their overwater rooms37151828. What it leads to varies from coral to bare sand; the protected sanctuaries at the St. Regis and the Four Seasons are the exception211.
What does the transfer cost, and when is the last boat? On the motu, every dinner off the property runs on the shuttle timetable37. Add the transfer to the rate before comparing two resorts.
Is the view in the category name? 'Otemanu' in the name is a promise; 'lagoon view' and 'island view' usually mean the mountain is somewhere else.
Does a split stay work? Two or three nights overwater and the rest in a beach or garden room at the same resort keeps most of the experience and cuts the bill. Planning the whole trip? See a Bora Bora honeymoon and where to stay on Bora Bora.

Questions.
- 01
Which Bora Bora resort has the best overwater bungalows?
On what the hotels publish, the St. Regis has the largest standard overwater villas (144 m²) and a protected snorkeling lagoon off its pontoons; the Four Seasons has the most Otemanu-facing categories and includes breakfast; the Conrad has the most private pools32615. Which is best depends on whether you weigh space, view or pool.
- 02
Which overwater bungalows face Mount Otemanu?
Look for the mountain in the category name: Four Seasons Mountain-View, Premier Mountain-View and Otemanu suites; St. Regis Deluxe Otemanu and Premier Otemanu; Conrad Otemanu View Pool Villa and Otemanu View Grand Suite; Le Bora Bora's Otemanu Overwater Bungalow and Pool Overwater Villa; the Westin's Otemanu categories6315181925.
- 03
Which Bora Bora overwater bungalows have a private pool?
The Four Seasons' 27 specialty suites, the St. Regis Royal villas, most Conrad overwater categories, Le Bora Bora's Pool Overwater Villa and End of Pontoon Suite, and 62 Westin bungalows and villas7315192024. Le Maitai and, as far as IHG publishes, Le Moana have none.
- 04
What is the cheapest overwater bungalow on Bora Bora?
The lowest rate we found displayed is Le Maitai's, on the main island near Matira: 122,999 XPF (≈ US$1,206, approximate) a night for two at rack rate for late October 2026, with a free half-board offer for three nights or more until March 20272830. The tourist board puts the island's overwater range at about 50,000 to more than 200,000 XPF33.
- 05
- 06
Can you snorkel from an overwater bungalow on Bora Bora?
From most, yes: the hotels list ladders or direct lagoon access71518. Whether there is coral below depends on the pontoon; the St. Regis Lagoonarium and the Four Seasons lagoon sanctuary are managed snorkeling areas211. For the reef itself, a lagoon tour still beats the ladder.
- 07
Motu resort or main island?
The motu resorts face Otemanu and are reached only by boat; the main-island options, Le Moana and Le Maitai, put the beach and restaurants within walking distance2628. See where to stay on Bora Bora.
