This ranks overwater rooms — one category at each property — rather than resorts. In October 2026 they exist on six islands: Bora Bora, Moorea, Taha'a, Tikehau, Rangiroa and Tahiti. Bora Bora has seven properties with rooms over the water and takes five of the ten places; the other five go to rooms that do something Bora Bora's don't, or do the same for less. 01 · How we ranked

Five tests,
in order of weight.

The water beneath. What the hotel says is under and around the room — coral, sand, a protected snorkeling area — and whether a ladder or step puts you in it. An overwater room is a front door to the lagoon; if the lagoon is bare sand or the step is missing, much of the point goes.

The view. Otemanu, Bora Bora across the water, Tahiti, the open horizon. We favour categories whose name guarantees the view over ones that might have it.

Space and privacy. Floor area, deck size and position on the pontoon: end units are quieter and face open water.

A private pool. A bonus, not a requirement. Outside Bora Bora, no overwater room in French Polynesia has one.

Price. Published rates where they exist, with taxes, transfers and compulsory fees added; and where nothing is published, the island's average from the statistics institute. Value counts: a room that is nearly as good for half the money ranks close behind.

The St. Regis Bora Bora: Overwater Deluxe Otemanu villa
The largest standard overwater rooms in the country's best-known lagoon: 144 m² (1,549 sq ft) with a named Otemanu view, glass viewing panels in the floor, and the resort's private Lagoonarium — a protected snorkeling area with coral — reached from several pontoons¹². The catch: no pool below the Royal villas, a transfer charged on top, and no published rate¹².

Four Seasons Resort Bora Bora: Otemanu Overwater Bungalow Suite with Plunge Pool
147 m² facing Otemanu, with a private, heated, infinity-edge plunge pool, a 23–37 m² deck and a ladder into the lagoon³⁴. The resort has 108 overwater units; breakfast is included, the airport boat comes inside a compulsory 10% resort fee, and a marine biologist leads snorkels in its lagoon sanctuary⁵⁶⁷. Its booking engine showed this suite from 738,024 XPF (≈ US$7,236, approximate) a night for 15 February 2027, fees included, tax extra⁶. The catch: the price, and only 27 suites have pools⁴.

Le Taha'a by Pearl Resorts: Bora Bora Overwater Suite
About 90 m² (970 sq ft) on Motu Tautau, facing Bora Bora over the coral gardens, with a glass floor and direct lagoon access⁸. The resort sits beside Taha'a's best-known coral garden, where the incoming tide carries snorkelers from the reef at the edge of the islet into the garden — on what the hotels publish, the best snorkeling from a room in this ranking⁹¹⁰. Relais & Châteaux showed it from US$1,992 a night, taxes included, on 19 October 2026 (≈ 203,000 XPF, approximate); the Taha'a-view suite from US$1,481 (≈ 151,000 XPF)¹¹. The catch: no pool, a 45-minute flight to Raiatea and a 35-minute boat, and no published transfer fee¹².

Conrad Bora Bora Nui: Otemanu View Pool Overwater Villa
Most of the Conrad's overwater categories have a private infinity pool; this one, 121 m², adds Otemanu, and the sunset-view pool villas sit apart off a double jetty¹³. Guests can swim or snorkel from the terrace; the resort reopened on 1 May 2026 after renovation¹³¹⁴. The catch: works continue in select areas, the shared transfer is 18,000 XPF (≈ US$176, approximate) return per adult, and the booking page showed a pool villa from 232,418 XPF (≈ US$2,279) for 19 October 2026, before tax¹⁵¹⁶¹³.

Le Tikehau by Pearl Resorts: Overwater Suite
The atoll pick. 1,001 sq ft (≈ 93 m²) on Motu Tianoa, with sunrise or sunset views and direct access to a Tuamotu lagoon; the Horizon Overwater Suite at the end of the pontoon faces a 180-degree sunset¹⁷¹⁸. Mantas use a cleaning station inside the lagoon, within reach of snorkel tours¹⁹. Relais & Châteaux showed the suite from US$1,991 a night, taxes included, on 19 October 2026 (≈ 203,000 XPF, approximate), and the overwater bungalow from US$1,300 (≈ 133,000 XPF)²⁰. The catch: the standard Overwater Bungalows have no direct lagoon access — they sit over a coral zone with currents — and flights from Tahiti are not daily²¹²².

Le Bora Bora by Pearl Resorts: Pool Overwater Villa
1,003 sq ft (≈ 93 m²) at the end of a pontoon, facing Otemanu, with a plunge pool and a glass-bottomed bed; the resort is ten minutes from the airport and fifteen from Vaitape by boat²³²⁴. Published rates include VAT and service, and every published offer includes breakfast²⁵²⁶. The catch: no overwater count or rate published; the standard 851 sq ft bungalows have no pool²⁷.

Sofitel Kia Ora Moorea: Luxury Horizon Overwater Villa
One of five villas at the end of the deck, 50 m², facing Tahiti across the channel, with a glass floor panel²⁸. The resort is on Temae beach, which it describes as protected by a marine reserve for more than twenty years²⁹; it closed from 5 January to 31 March 2026 for renovation³⁰. Moorea's international hotels averaged about 58,300 XPF (≈ US$572, approximate) per room sold in 2025, half Bora Bora's figure³¹. The catch: small next to Bora Bora's rooms, no pool, no published rate.

Hilton Moorea Lagoon: King Premium Panoramic Overwater Bungalow
At the far end of the pontoon, 62 m², with a glass floor panel over the coral and a deck with direct lagoon access; the resort sits between Moorea's two bays³²³³. On 19 October 2026 the booking page showed the entry King Overwater Bungalow from 147,486 XPF (≈ US$1,446, approximate), without saying whether tax was included³². The catch: no pool, and the panoramic categories cost more than the entry one.

The Westin Bora Bora: Premium Otemanu Overwater with pool
The most overwater bungalows on Bora Bora, 128, of which 62 bungalows and villas have saltwater plunge pools; the Premium Otemanu category adds the mountain view³⁴³⁵. The catch: Marriott lists the pool category at 57 m² and every non-pool overwater room at 41 m²; a compulsory destination fee of 11,550 XPF (≈ US$113, approximate) per room per night is added, though it covers the transfer and a daily shuttle³⁵³⁶. No published rate.

InterContinental Tahiti: Overwater Premium Bungalow, Moorea view
The first or last night of the trip, two kilometres from Faa'a airport: a bungalow built around the hotel's own motu, 37 m² inside with a 32 m² terrace that drops into the lagoon, facing Moorea³⁷³⁸. The resort has a lagoonarium in a protected reserve³⁹. Tahiti's international hotels averaged about 31,300 XPF (≈ US$307, approximate) per room sold in 2025, among the cheapest in the country³¹. The catch: small rooms, an airport-side setting, and an agency report of buildings closed for renovation through December 2026 — ask which wing⁴⁰. Rates add 17.595% in VAT, levies and service⁴¹.

Verdict. Bora Bora for Otemanu, a pool over the water and the widest choice; Taha'a or Tikehau for better water at the door and a quieter lagoon; Moorea for the price and the short trip from Tahiti. Many couples do two: Moorea or Taha'a first, Bora Bora last.

06 · Booking the room

Getting the room
you ranked.

Book the category, then ask for the unit. Category names carry the view; the unit number carries the position. After booking, write to the hotel and ask for an end-of-pontoon unit or one over coral rather than sand. It costs nothing to ask.

Read the rate for what it includes. The Four Seasons includes breakfast but adds a 10% resort fee and 5% service, the fee covering the airport boat⁶; the Westin adds a nightly destination fee; Pearl Resorts' published rates include VAT and service but not the city tax; the InterContinental Tahiti adds 17.595% in taxes and charges⁵³⁶¹⁷⁴¹. Compare totals, not headline rates.

Use the multi-resort offers. Pearl Resorts runs Le Bora Bora, Le Taha'a, Le Tikehau and Vahine Island, and its 'Islands Dream' offers take 25% off when two of its resorts are combined; early-booking discounts of 15–20% apply 90 days ahead²⁶⁶²⁶³⁶⁴.

Split the stay. Two or three nights overwater, the rest in a beach or garden room at the same resort, keeps the lagoon and the breakfast canoe for a fraction of the cost. The full arithmetic is in what an overwater bungalow costs.

Check that it's open. The InterContinental Thalasso on Bora Bora closed on 1 June 2026, the Bora Bora Sofitels went into liquidation in 2023, the Royal Huahine has been shut since 2021, and the Kia Ora on Rangiroa showed no availability from November 2026⁴⁷⁶⁵⁵⁷⁴². Third-party sites still list some of them.

InterContinental Le Moana and Le Maitai, Bora Bora. The two overwater options on the main island, at Matira, for couples who want to walk to the beach and to dinner. Le Maitai publishes its rates — 122,999–155,650 XPF (≈ US$1,206–1,526, approximate) for two at rack rate in late October 2026 — but its rooms are about 30 m²⁴⁵⁶⁶⁶⁷. Le Moana's 63 m² units are larger; IHG doesn't publish the overwater count⁶⁸. Both are compared in Bora Bora's overwater rooms.

Manava, Moorea. 28 overwater bungalows of 48 m² with glass floors and lagoon access, in Maharepa near Cook's Bay; the Premium ones have panoramic ocean views⁴⁸⁴⁹. It offers no transfer, but a taxi from the airport is about 2,500 XPF (≈ US$25)⁴⁸. A good-value alternative to the Hilton and the Sofitel, without a published nightly rate.

Tahiti Lagoon Resort. Twelve overwater bungalows of 56 m² facing the reef and Moorea, in a resort that reopened in 2026; from 90,022 XPF (≈ US$883) with VAT for a November 2026 night⁵⁶⁴³⁶⁹. The cheapest published overwater rate we found.

Vahine Private Island, Taha'a. Three overwater bungalows of 484 sq ft (≈ 45 m²) on a private motu, with views of Taha'a and Bora Bora⁶⁴⁵¹. Seclusion over facilities.

Kia Ora, Rangiroa. Ten overwater bungalows with glass floors and steps into the lagoon; for 19 October 2026 its booking engine showed 115,000 XPF plus 12,935 XPF tax (≈ US$1,254 in all, approximate) for two with breakfast⁵³⁴². Not ranked because it showed no availability from 1 November 2026.

Not overwater at all: The Brando. Tetiaroa's private-island resort, a 20-minute flight from Tahiti, has 35 villas with infinity plunge pools on the beach rather than over the water, and no published rates⁷⁰⁷¹.
